Small house projects up to 50 sq. Projects of small and small houses: choosing the best option. Large house project: fight for every square meter

If we consider the main trend of private suburban construction, we can observe an increase in the popularity of projects based on houses with an area of up to 50 square meters. m. Such houses are mainly built for winter and summer holidays, as well as as an alternative to main housing in towns and villages. The increase in popularity is associated with the low budget of such projects, as well as low costs for heating, electricity and general maintenance of the house.

A sleeping place can replace a sofa in the living room. However, if the house area is more than 30 sq. m., then the bed for sleeping is installed in a separate room.

Projects with an attic

Such projects may have several zoning options, it all depends on the layout. In the attic there is a sleeping area and a dressing room, and on the ground floor there is a living room, kitchen and bathroom. Projects of houses with an attic cost little more than one-story houses and allow you to create a separate closed area.

Two-story projects

Miniature two-storey house can confidently be called full-fledged housing, since a competent layout will allow you to create a studio with a living room, kitchen on the first floor and a bedroom with shower and dressing room on the second floor.

Energy-saving qualities of mini-houses

Classic mini-house project

Such projects can be called budgetary and attractive in all respects, since the optimal and less expensive way for their construction is selected.

High tech

Those who like to keep up with the times can turn their attention to. Cottages in this style are small, however, they will give the impression of spacious and modern housing. The strict contours of the house box look quite interesting.

Typically house designs up to 50 sq. m. are decorated with panoramic windows, which visually increase the size of the house and let a lot of light into the room.

Industrial

The architectural style is quite similar to high-tech, however, it may differ in colors and decorative elements. In the industrial style there may be aluminum inserts, and deep gray tones to match the color of concrete predominate. In principle, this style is similar to modern, but it still carries individuality. Most mini-houses are built in the Art Nouveau style, but this does not mean that such buildings will look bad in the Baroque style with gilding and forging elements.

Types of building material for construction

Most mini-house projects are an order of magnitude cheaper than cottages of similar size.

For 50 sq. meters you can not only live comfortably, but fully enjoy life and the world around you. At least that's what you want to do in the cottage built by Gert Wingart.

Huge windows that “let in” the surrounding landscape into the interior, finely crafted and cozy interiors against the background of Scandinavian restrained architecture - all this fills the cottage with amazing warmth and some special poetry characteristic of Japanese tea houses, which inspired the architect while working on the project this small house.

This charming little cottage, designed by architect Gert Wingard and called the Mill House, is part of a large country complex converted from an ancient 19th-century farmhouse. And although this cottage is just a holiday home (it must be said that it is dearly loved by family members and their guests), it could well be a completely independent building, gracefully fitting into some idyllic Swedish landscape. After all, here there are 50 sq. meters, everything you need for life and happiness surprisingly fit: a large living room with a fireplace, a wonderful kitchen, a bright mezzanine with a bedroom and, of course, the main component of the house project - a spacious sauna with a stunning stone plunge pool.

The natural surroundings of the Mill House are filled with special poetry, without which it would have lost the lion's share of its charm.

The effect is enhanced by carefully crafted landscape design: In addition to the natural stream, there is a shallow cobblestone pond in front of the cottage, with several large boulders reminiscent of Japanese gardens.

The entire internal volume of the house is divided into three parts: one half of the lower floor is occupied by a kitchen with a living room, the other by a sauna and a bathroom, and on the second level there is a bedroom.

The peculiarity of the house is the huge glass area; two of the four external walls are completely converted into large sliding windows and doors. This meets the main purpose of the house - to serve as a place of relaxation among nature; it practically merges with it.

Despite its modest size and apparent simplicity of form, the Mill House is a real tiny architectural masterpiece, created by one of Sweden's leading architects. It is rare to come across projects of small houses that so fully correspond to the ideal of comfortable relaxation. Look how cleverly the second floor is designed - it hangs over the first floor with a mezzanine, but at the same time is not completely “cut off” from it. And even though the area of the house does not allow for a full-fledged double-height space, this small opening between the floors allows the cottage to look much more spacious, and the ground floor does not look too low.

On the second floor there is a small bedroom. All the furniture in the house is built-in and made of the same material as the house itself - oak.

The large glazed gable of the Mill House floods the bedroom interior with natural light.

All home decoration and built-in furniture are made from natural materials, the highest quality - oak and gray sandstone. The finish is very different high quality- the whole house is like an elegant box, each detail of which fits perfectly to the other.

Half of the first floor is occupied by a spacious kitchen built into oak structures and a living room with a unique glass fireplace. Located opposite the glass wall, it does not obscure the natural surroundings and is absolutely functional.

Experts say that a modern, comfortable home does not have to be large. In fact, 28 m is quite enough for a person to live a normal life. 2 . It turns out that a family of four will feel comfortable in a house with an area of slightly less than 120 m2 2 . And such a house can rightfully be called small.

As a rule, small house projects are one-story. But at the request of the customer, it is possible to complete a full second floor or attic.

In order to accommodate all living rooms in a relatively small area and ensure comfortable family living, the size of technical and utility rooms is reduced. Although the space is organized according to the same principles as in any other project. But there are features that are due to the need to strictly save usable space.

Large house project: fight for every square meter

  1. When designing small buildings, architects minimize the use of internal partitions. Thus, rooms with different functionality are combined into a single space. For example, the living room, dining room, and kitchen are grouped into a day area and separated purely visually - using design techniques. The design of a small house allows you to rationally use every square meter usable area. At the same time, additional rooms remain isolated.
  2. The bedrooms of family members, bathrooms, and dressing rooms form the night zone and are located in such a way as to maximally protect the personal space of the residents of the house from strangers. If the house is two-story, then the night zone is located there.
  3. They try to design the utility area, consisting of bathrooms, a boiler room and other utility rooms, to a minimum size.
  4. In order to productively use non-residential space, they strive to limit the number of corridors and passages.
  5. If the house is two-story, there should be two bathrooms. To reduce installation costs utility networks, they are placed one above the other. In a one-story house, the bathroom is placed so that it has a common riser with the kitchen.

Pros of small house projects

  • The construction of a small house does not depend on the configuration and size of the land plot.
  • Construction of such a house will also cost much less.
  • Short design and construction times.
  • Relatively low utility costs and easy home maintenance.

At first glance, it may seem that such a limited area is hardly suitable for a comfortable life. But projects of small houses up to 50 sq. meters remain popular and in demand, because they have a number of significant advantages. Below we will look at the advantages of such a building, for what purposes a small house is suitable, and also how it can be designed.

Compact house with an area of up to 50 sq.

Features and Benefits

Most people have the same question - can a house with an area of less than 50 square meters be a full-fledged home? Definitely, such a square is not about living on a grand scale and in luxury. But at the same time, it is quite possible to turn even such a building into a cozy, comfortable and stylish nest for the permanent residence of 1-2 people. If the family has an average income, but you no longer want to put up with living in an apartment, having neighbors on all sides, and dependence on public utilities, a small house will be a worthy way out of the situation.

It is also worth considering that many people simply do not like grandiose mansions, where most of the living rooms for guests, relatives, and friends are empty most of the time.

At proper organization and arrangement of a house with an area of 50 sq. m or less will not limit comfortable living.

Pros of a small home:

  1. Possibility to build on a small plot. Compact, neat, small house is ideal for placement on small plots.
  2. Coziness, comfort, convenience. In a small house it will be easier to create an atmosphere of homely warmth and comfort.
  3. Small expenses for materials and construction. Everything is logical here - the smaller the area, the less building materials you will need.
  4. Saving on utility bills.
  5. Less time spent cleaning and maintaining your home. Even if rooms in a large home are not constantly used, they still need to be cleaned regularly. This problem will not exist in the case of a compact home. In addition, it is difficult to create chaos and disorder in a small area.
  6. No need for a solid (and therefore expensive) foundation.
  7. Another advantage is the relatively low cost of repairs. Since the area of the house is small, the repair costs will also be small. By the way, on the website you can find out details about the renovation of country houses.

  2. Closeness. For some, compact rooms may seem too cramped.
  3. Less storage space.

Design and materials

Often, houses with an area of up to 50 square meters have a fairly standard layout and configuration: they are square (houses are 7 by 7 meters) or slightly oblong. In most cases, such houses are one-story, but sometimes there are options with an attic. The following rooms are required to be included:

  • bedroom;
  • living room;
  • kitchen (sometimes combined rooms);
  • bathroom;
  • hallway.

Various building materials can be used to build mini-houses, but the most popular method recently is frame construction. The point is that a special frame is erected, which is then covered with panels. The frame can be metal or wood.

Frame mini-houses are not inferior in thermal insulation to ordinary ones - in winter they will also be warm and comfortable. In other words, this is a building not for seasonal use, but for permanent use.

Advantages of frame construction:

  • fast pace of construction (up to 4 weeks);
  • possibility of construction all year round;
  • low construction cost;
  • the possibility of constructing a building of irregular shapes;

The building accommodates the following rooms:

  • vestibule;
  • kitchen;
  • living and dining areas;
  • bathroom;
  • two bedrooms.

A few more varieties

The projects listed above represented houses with an area of about 50 square meters, but you can go even further and arrange a very tiny space of 18-30 square meters. m. If you are asking how it is possible to place everything in such an area, remember the area of Khrushchev’s one-room apartments - there is often no more space there.

A significant advantage of private mini-houses is that your own space does not end outside the home (unlike an apartment), but continues on the site.

    1. This building looks very stylish and cozy thanks to the large windows. With such a limited area, of course, there are no rooms as such in the house; the space is divided into functional zones.

A small rectangular house.

    1. This house with an attic is made in a traditional northern style and is located in harsh Iceland. Building area – 32 sq. m.

    1. This house with an area of 30 square meters has a huge advantage - a beautiful view of the ocean. Inside the building there is a bedroom, a kitchen and a bathroom.

    1. This frame house is designed according to the “box” principle. The area of the home is 50 square meters, which accommodates a bedroom, living room and dressing room. The advantage of a frame structure is extremely fast construction, or rather, assembly. Such a house can be erected within 10 days.

    1. The next house looks quite spacious in appearance, although its total area does not exceed 3 square meters.

Thus, there are a lot finished projects small houses up to 50 sq. meters, which are quite comfortable and suitable for permanent residence. Definitely, they cannot be called universal and suitable for everyone. However, mini-homes have many significant advantages, which explain the growing popularity of such buildings.
